Floors – Fabulous Floors

What is one of the first things most people look at when they walk into a home? The floors. How many times have you walked into a home and said, "Wow! I love these floors." How many times have you had someone walk into your house and say the same thing? When purchasing a preexisting home, one of the first things a buyer looks for is good flooring. Who wants to have to replace flooring right after moving in? Aside from appliances, flooring has one the biggest visual impacts–make yours a statement.

Make sure that your floors are fabulous and functional. Carpet in a central dining area, especially with children, will need constant cleaning, and is usually a turn-off to potential buyers, if you are looking to sale. However, tile or hardwood in a dining room is easy to clean and looks contemporary. Darker colors tend to seem more formal, whereas lighter colors lend a brighter, more casual feel to a room. Running hardwood or laminate throughout can make rooms look larger and give a sense of fluidity to a home's layout. Many homeowner's prefer carpet in bedrooms since it provides more warmth during winter months; however, underfloor heating is available for tile and wood flooring. In today's market, most buyer's are looking for wood floors throughout and tile in the kitchen, dining room, and bathrooms. Don't make the mistake of forgetting the garage. The garage frequently gets overlooked, but it doesn't have to be that way anymore. Tons of flooring options from indoor/outdoor carpeting and paint with added sparkle can spruce up any garage floor while keeping it functional and low maintenance.

Budget is a primary factor in reflooring a home. Do not settle for low quality flooring that will need to be replaced quickly because it did not hold up. Take the time to choose a quality flooring that will provide the "Wow" factor while being functional. Plus, upgraded flooring means home value improves. With flooring, you get out of it what you put into it. The less you skimp, the greater your return. And remember, if you ever want to sell your home, updated, well-cared for flooring will improve your homes value and keep potential buyers from asking for a "flooring allowance." Besides, who wouldn't want to be "wowed" daily in his/her own home?
